Project Cost - £270,000.00 (Services element)

  • Description of Project

    The Library Entrance and Office Accommodation were refurbished as a First Phase of a major refurbishment.

    The project was carried out with the Library in occupation, requiring enabling works and phasing.

    The works consisted of:


    • New heating systems
    • New ventilation systems


    • New containment systems
    • New security systems
    • New lighting
    • New small power installations
    • Modifications to fire alarm systems
    • Modifications to mains distribution
  • Services Provided

    Fowler Martin was appointed as the employers M&E consultant and undertook the following duties:

    • Design of the mechanical and electrical services and production of tender documents.
    • Liaising with Client and End User
    • Attend design team workshops and meetings
    • Assist with Building Regulations submissions
    • Review contractor design proposals
    • Attend project progress meetings
    • Witness and sign off commissioning
  • Key Challenges

    The key challenge of this project was to maintain the Library Entrance as an occupied area throughout the project.

    This involved temporary works and phasing the installation to meet the end users requirements.

  • Team Integration

    Fowler Martin played a vital role as the Clients M&E consultant and ensuring the brief was met. This was achieved by continuous discussions with the design team and attending design team meetings.
  • Sustainability

    Fowler Martin is committed towards sustainability and the environment and ensures that any new design complies with Building Regulations and obtains approval's from the Local Authority.

    The design included the use energy metering systems, high efficiency lighting, inverter driven pumps and BMS control.
